At witcho, every property we buy is more than your typical real estate investment. We’re not just investing in a piece of property—we’re investing in the success of the small business that comes along with it. 

We take careful consideration into who we partner with and whether the property is right for their business—all withco partners undergo a rigorous underwriting process to determine eligibility and what they can afford. 

That said, when looking for properties to purchase, our buy-box is fairly simple. We are generally looking for commercial properties that fit the following criteria: 

  • Single-tenant facility
  • Valued at less than $5M
  • Market cap rate
  • Anywhere in the U.S.
